
Required Documents for Onboarding with Airnest REIM
(1) Identification & Legal Entity
Valid ID: Portuguese Citizen Card (Cartão do Cidadão), Passport, or Residence Permit
Tax Identification Number (NIF) associated with the owner
Legal ownership structure: individual (person), company name (if applicable)
In case of corporate ownership, certificate of incorporation (Inicio de actividade)
(2) Proof of Property Ownership
Caderneta Predial (tax registry): official property record from Finanças confirming ownership and description of the property
Certidão permanente ou certidão de teor: optional but recommended document confirming legal status and any encumbrances
(3) Licensing & Compliance Documents
Energy Performance Certificate (Certificado Energético): required by law for any rental property in Portugal
License of Habitation (Licença de Utilização): issued by the municipal council to attest legal habitability or commercial use (if applicable)
Alojamento Local (AL) license, if renting short-term tourism stays
(4) Rental Documentation (if previously rented)
Copies of active rental agreements (Contrato de Arrendamento)
Tenant history and deposit documentation (e.g. proof of previous tenant payments or security deposits)
Existing keys, access codes, condo rules if applicable
(5) Insurance & Safety
Homeowner’s insurance policy (optional but highly recommended) to cover liability and property damage
Proof of safety equipment and installations compliance (smoke detectors, fire extinguishers, welcome booklet, etc.)
(6) Financial & Accounting Information
Access credentials (view-only or copy) to Portal das Finanças to review tax filings and income records (via chartered accountant)
Bank account (IBAN) for rental income transfers
If managing via company, NIF and tax registration of the company
