To start managing your property with Airnest REIM, we require a few essential documents to ensure regulatory compliance, accounting setup, and operational readiness. The process is simple, and we support you every step of the way.


Owner documentation : Copy of a valid ID (passport or national ID card); Portuguese tax number (NIF); Proof of bank account (IBAN in the owners name); Company documentation if the property is owned by a legal entity.


Property documentation : Alojamento Local (AL) license; Recent caderneta predial (land registry document); Energy certificate; Home insurance certificate; AL liability insurance certificate (civil liability).


Accounting and setup information : Signed management contract; Confirmation of your VAT regime (or exemption, e.g. Article 53.º); Preferred invoicing structure, to be defined in coordination with your accountant.
